Commercial & Large-Loss Restoration: How It's Different From Residential Work
Not every restoration job is the same size. A "large-loss" event — typically a commercial property, multi-unit building, or any loss involving a large affected square footage — usually needs a different scale of response than a single-family home.
This is not a category we currently dispatch
SLYDE N RESTORE's network is built around residential and small-business water, fire/smoke, storm/debris, and mold requests. We do not currently route large-loss or complex commercial restoration projects. This page is an educational resource to help you evaluate a specialized provider directly.
What typically qualifies as "large-loss"
- Multi-unit residential buildings (apartment complexes, condos, HOAs)
- Large commercial or industrial facilities
- Losses affecting a large total square footage or multiple floors
- Events requiring business interruption coordination with an insurer
- Losses requiring a dedicated project manager and multiple simultaneous crews
How the process differs from a residential job
Large-loss restoration usually involves a dedicated project management structure, coordination across multiple trades and crews, and more formal documentation for insurance and (in commercial cases) business-interruption claims. Content pack-out and pack-back — moving and storing inventory, equipment, or furnishings during the work — is far more common at this scale than in a typical home job.
What to ask a commercial restoration provider
- Do they carry IICRC certifications relevant to the loss type (e.g., water damage restoration, applied structural drying)?
- What's their general liability and workers' compensation coverage, and does it match the scale of your property?
- Can they provide references or case studies from projects of a similar size?
- Do they assign a dedicated project manager as a single point of contact?
- How do they document progress for insurance and, if relevant, business-interruption claims?
A note on insurance coordination
Large commercial losses often involve more complex policies — property coverage, business interruption coverage, and sometimes multiple insurers for different building systems. Loop in your insurance agent or a public adjuster early, and make sure any restoration firm you consider has direct experience documenting work for commercial claims of this size.
